Yes. We partner with municipalities across Maine to shape their long-range future. Our planning work spans three areas: Municipal Planning, where we can serve as lead planner for development review, support Planning Boards, run pre-application and neighborhood meetings, and handle zoning and land use ordinance updates. Transportation Planning, where we design multimodal solutions for communities of any size, whether they’re just getting started or need extra capacity to execute an existing vision, backed by our in-house transportation team. And Master/Open Space Planning, where we lead comprehensive, neighborhood, or recreational planning efforts, from existing conditions assessments to community workshops that turn resident input into real recommendations.

We deliver roadway design, traffic impact studies, traffic modeling, intersection improvements, signal design, parking studies, pedestrian and bicycle infrastructure planning, and complete streets design. In addition, our transportation engineers specialize in large culvert-replacement projects to enhance habitat connectivity and infrastructure resiliency.

Yes. We prepare detailed traffic impact analyses to support municipal approvals and state permitting processes. Our studies evaluate traffic flow, safety, capacity, and infrastructure improvements required for proposed developments.

Sebago Technics provides structural engineering for new building design as well as renovations to existing buildings. The structural team at Sebago has experience in all markets of structural engineering, including residential, commercial, industrial, education, healthcare, and the Department of Defense. 

Yes. Our environmental services include natural resource identification, wetland and vernal pool delineation, environmental permitting, stormwater compliance, erosion control design, and regulatory coordination. We help clients navigate local, state, and federal environmental requirements. In addition, our environmental team completes Phase 1 Environmental Site Assessments (ESA’s).

We design stormwater management systems that work with the surrounding land to meet our clients’ needs while complying with Maine Department of Environmental Protection (Maine DEP) and municipal standards. Our approach includes detention basins, infiltration systems, stormwater ponds, low-impact development (LID) strategies, and erosion control plans, ensuring both regulatory compliance and long-term environmental sustainability. 

Our landscape architecture team works across four core areas: conceptual and site design, park/trail/public space design, urban design and streetscapes, and master and campus planning. Yes. We work with municipalities on roadway reconstruction, water and sewer infrastructure upgrades, drainage improvements including large culvert replacements to enhance fish passage, public facility design, capital improvement planning, and transportation safety enhancements.

We design water distribution systems, sanitary sewer systems, storm drainage networks, and gas and electric utility layouts, along with pump station design and underground utility coordination, for industrial, commercial, residential, and municipal projects. Sebago Technics manages local, state, and federal permitting processes, including site plan and subdivision approval, Maine DEP permitting, Army Corps of Engineers (ACOE) permits, and Natural Resource Protection Act (NRPA) permits. Our team scopes permitting needs on day one and provides full coordination with regulatory agencies to streamline project approvals.

Yes. We offer construction administration, including construction bidding assistance, RFI/submittal reviews, site inspections, construction layout services, and as-built documentation to ensure projects are built according to approved plans and specifications.
