Site development services included survey, civil engineering, and landscape architecture to bring this vision to reality. Working collaboratively with Ryan Senatore Architecture, Sebago navigated the regulatory process to secure local site plan approvals and Maine Department of Environmental Protection stormwater management permits. The technical scope encompassed detailed utility coordination for sewer, water, and electrical services, ensuring seamless integration with municipal infrastructure. The project’s strategic Route 302 corridor location required careful traffic access design to accommodate safe patient and staff circulation patterns.

This project exemplifies successful community healthcare development, with dedicated Town of Bridgton support for the locally-owned medical facility. The design incorporates future expansion capabilities and sublease potential for additional medical service providers, positioning Ten Lakes Medical Wellness with the ability to adapt and grow alongside Bridgton’s evolving healthcare needs. Through proactive permitting strategies and collaborative site solutions, Sebago helped transform the owner’s goal of property ownership into reality with the facility’s successful opening in spring 2025, creating a cornerstone wellness facility that will serve the community for years to come.
