Located near the existing Piper Shores campus on Spurwink Road, The Meadows is an innovative residential community unlike any other in the State. The project features three residential components:
- The Pocket Neighborhood, consisting of 16 duplex units, with all vehicle traffic restricted to its perimeter, and all units having frontage on green “pocket parks.”
- The Hybrid Commons Building, consisting of a neighborhood clubhouse, restaurant, theatre and 28 apartment units.
- The Estate Neighborhood, consisting of 8 single family estate units.
The project design is quite unique. It features a Meadow centrally located between the pocket Neighborhood and the Hybrid Commons Building. Within the meadow, is a large stormwater pond with a permanent water level, and an aerator fountain jet. At the perimeter of the site, existing mature forest stands will remain as buffers to adjacent single-family homes. At the rear of the site, twelve acres will be permanently preserved and conveyed to the Town as a conservation easement. An extensive recreation trail network will be maintained within the conservation easement.
Sebago Technics provided land survey, landscape architecture, wetland delineation, and civil/ traffic engineering services. Permits were obtained from the Town of Scarborough, Maine Department of Environmental Protection, and the US Army Corps of Engineers.
