Avita Stroudwater Landing

Sebago Technics was retained by Sandy River Healthcare and The Northbridge Companies to assist them with master planning, engineering and permitting for Stroudwater Landing, a 65-acre comprehensive eldercare community in Westbrook.

Anchored by Springbrook Nursing Center, the Stroudwater Landing Campus also features Avita Stroudwater, a 60 bed, state of the art Alzheimer’s treatment facility, a 120 unit Assisted Living Center and 44 Independent Living Cottages.

The landscape architecture directive for Avita Stroudwater is derived from its setting: a natural terrace overlooking adjacent riparian woodlands and numerous specimen trees. Sited carefully within this forested setting, the arrival sequence to the patient and visitor entrance is clear and welcoming, augmented by extensive tree save areas and diverse landscape plantings. The interior of the facility is designed to capture the essence of the site, with transparency to the exterior enhanced by views and access to several courtyard areas.

The courtyard spaces are designed to enhance the living experience for memory-impaired residents, featuring light texture pavement, opportunities for interactive activities, and four-season gardens offering a variety of sensory experiences. Creative Security is accomplished in the courtyard spaces with fine detailing and design of perimeter fences, positioning of gates, and landscape plantings which soften the sense of enclosure.

Phase I of the development was completed in the Fall of 2013. Phase II is anticipated to move forward shortly thereafter.
